Award winning conversion of Grade II listed building combined with new build in Conservation Area.


Beacon were approached by Laragh House Developments Ltd to help with the conversion of this Grade II listed building in a prominent location in Cambridge's Central Conservation Area overlooking Parker's Piece. A key part was the rebuilding of the later extensions at the rear and south side. It was also proposed to build new apartments in a small mews development to the rear to make best use of available space.

Prior to drawing up plans for the internal works, we prepared an historic building assessment to inform the development of the detailed design. Following discussions with the Council it was agreed that the rebuilt wings would remain contextual in style as this was felt to better respect the townscape of Parkside. Listed building consent (LBC) and planning applications were submitted for which we produced the Heritage Statement.

The works to the listed building removed many of the features which detracted from its special architectural and historic interest whilst restoring lost or damaged features. The setting of the building has also been significantly improved by reinstating and improving the front boundary and garden and recreating an enclosed rear garden. Buildings to the rear have been located so as to improve the sense of enclosure to Mud Lane and provide a terminal feature to the views along the rear access road.

Following approval, we were asked to help with the discharge of the large number of conditions attached to the LBC and planning permission. This work included the production of a report which recorded the building and its features before works commenced.

The project was a finalist in the LABC National Building Excellence Awards 2011: Best Small Scale Housing Development.


Listed building consent and planning permission secured in 2009. 5 new apartments created in mews development to rear of listed building which was converted into 7 apartments.
